Under the Real Estate (Regulation and Development) Act (RERA), plotted development layouts with more than 8 individual plots or land exceeding 500 square meters intended for sale must secure formal MahaRERA project registration prior to advertising, marketing, or collecting advance booking tokens. Promoters are legally required to deposit statutory customer payments into a dedicated escrow account allocated strictly toward layout development and infrastructure delivery.
